One of Swindon’s best known office buildings formerly known as The Tri Centre and recently rebranded 3 Newbridge Square, is now benefitting from a £2M investment in its future thanks to FI Real Estate Management (FIREM), its asset and property managers, who say they want to ‘raise the bar’ for the town’s offices provision to attract both local businesses and relocating companies.
A major refurbishment programme is underway at the 60,250 sq ft building to transform 44,000 sq ft of available office space and to create a new reception area, business ‘hub’ and break-out facilities to provide a high standard of working environment for Swindon.
FIREM’s Senior Asset Manager for Newbridge Square David Thwaites comments that following the letting of the two top floors to AECOM at 16,500 sq ft , the decision was taken to refurbish the remaining floors . This will provide high quality workspace close to Swindon’s rail station and the benefits of the electrification of the West Coast Mainline from 2019, significantly reducing commuting times from the town to London Paddington, Reading and Bristol Parkway.
Joint letting agents for 3 Newbridge Square are Smethurst Propety Consultants and Cushman & Wakefield. Quoting rentals at the building are £17.50 per sq ft.
Commercial interiors firm Claremont designed and is project managing the works which are due for completion in April 2017.
